Sulby
This project involved the refurbishment and extension of a traditional Manx stone cottage located at Ballacuberagh, Sulby. Like many older properties on the Island, the cottage had previously been extended in a way that didnβt sit particularly well with the original building, both visually and in terms of how the spaces worked internally. The brief was fairly straightforward: remove the existing rear extension and replace it with something that felt more considered, a design that respected the character of the original cottage while providing a modern, practical living space suited to everyday family life. The proposed extension has been designed as a bespoke, one-off addition, using hand-faced Manx stone to closely match the existing walls. The form and proportions were carefully developed to sit comfortably against the original structure, while introducing more contemporary elements where appropriate. Internally, the extension creates a bright, open-plan kitchen and dining space, with a feature glazed apex and a large glazed corner opening the room up to the surrounding garden. A flat roof section with parapet detailing and a GRP finish was introduced to keep the external form clean and simple, without competing with the original pitched roof of the cottage. From early design work through to planning approval and construction detailing, the focus throughout has been on balance, retaining the honest, traditional feel of the cottage while quietly improving how the building functions as a home. The project is currently progressing on site, and itβs been rewarding to see the new stonework starting to tie the old and new elements together. Douglas
This project involved the creation of a new, purpose-built self-storage facility at Middle River Industrial Estate in Douglas. At the time of submission, it represented the largest self-storage site of its kind on the Island and a significant expansion of an already successful operation elsewhere. The site itself sits within an established industrial area and was previously underutilised. The proposal was designed to make effective use of the available land, providing over one hundred storage units arranged across two levels, alongside dedicated circulation space for vehicles, loading, and safe pedestrian movement. From the outset, the intention was to create a facility that felt robust, well-managed, and appropriate for its surroundings, rather than something temporary or piecemeal. A key part of the work involved addressing highways, access, and visibility requirements, alongside the visual impact of the development when viewed from the public realm. This was supported through detailed layout drawings, visibility splay assessments, lighting design, and a planting strategy to soften the site edges. Ecological considerations were also incorporated, with wildlife mitigation measures carefully integrated into the proposals. The project required close coordination with multiple departments and a clear, evidence-based approach to planning. By demonstrating how the site would operate in practice, including realistic traffic data taken from an existing facility, the proposals were able to show that the development would function efficiently without placing undue pressure on the surrounding road network. This scheme stands out not only for its scale, but for the way it balances practicality with good planning, setting a benchmark for how modern self-storage developments can be delivered on the Island.

Onchan
This property started out as a fairly typical bungalow, located in the heart of Onchan. There was nothing fundamentally wrong with the property, but internally it felt tired and dated, with a layout that reflected the time it was built rather than how people tend to live now. The client purchased the property in 2020 with the intention of modernising it, rather than carrying out a surface-level refurbishment. A large part of the work focused on rethinking the internal layout to create more open, connected spaces and improve how the house worked day to day. Several internal walls were removed to open up the main living areas, which required the introduction of new structural steelwork to support the altered layout. From early on, a freestanding feature fireplace was intended to sit at the centre of the plan, so the surrounding spaces were arranged around this as a focal point. In addition to the internal reconfiguration, a number of smaller extensions were introduced to improve circulation and make better use of the available space. The property was fully rewired and replumbed as part of the works, allowing the layout to be updated without compromise. Although the immediate focus was on the ground floor, the scheme was also designed to allow for a future loft conversion, with the necessary structural and layout considerations built in from the outset. The completed works have transformed the feel of the house. It is now lighter, more open, and far better suited to modern living, while remaining practical and straightforward. This project is a good example of how careful re-planning and considered structural changes can significantly improve a property without overcomplicating the design.
