How It Works

Tenderly is a central platform for managing construction jobs from start to finish.

A job can be created by:

Once created, the job can be:

  • Shared with other professionals
  • Converted into a tender
  • Passed between roles as the project evolves

This allows projects to flow naturally — just like they do in real life.

Anyone on Tenderly can create a job, including:

  • Clients
  • Contractors
  • Architects / Designers
  • Cost Consultants (QS)

This makes the platform flexible and usable at any stage of a project.

Yes — this is one of Tenderly's most powerful features. Jobs are not locked to one user type. They can be passed between:

  • Client → Architect (for design)
  • Architect → QS (for costing)
  • QS → Contractor (for pricing)
  • Client → Contractor (direct tender)
  • Contractor → Subcontractor (subcontract packages)

Or any variation of the above. This creates a complete project workflow inside one platform.

Yes. Contractors can:

  • Send a job to a Cost Consultant (QS)
  • Request cost estimates or full tender pricing
  • Collaborate before submitting a final price to the client

This is ideal for:

  • Larger projects

  • Projects requiring accurate cost planning

Yes. Contractors can:

  • Break a job into smaller packages
  • Send work out to subcontractors

Real Example Workflow

All of this happens within one platform, with every party able to communicate, share documents, and track progress.

Accounts

Click Register in the top navigation bar. Choose whether you're signing up as a client, Contractor, Quantity Surveyor, or Design Team professional, and fill in your name, email address, and a password, plus company details if relevant.

Once your account is created, you can start using Tenderly immediately.

Yes, Tenderly is designed to be flexible.

If you register as a contractor, you can both:

  • Submit quotations and tender for projects
  • Post your own jobs and request quotes from other contractors

The platform has been built to support collaboration across the Isle of Man construction industry, helping main contractors find subcontractors, and giving subcontractors greater visibility and access to work.

Yes — Pro users can add multiple team members. This allows:

  • Shared access across your business
  • Multiple people to manage jobs, messages, and quotes
  • A more realistic company workflow

Each team member logs in with their own account but operates under your company.

At the moment, account deletion is handled manually.

If you would like your account removed, please contact us at info@tenderly.im and we will process this for you.

Posting Projects

Once logged in as a client, click Post a Job from your dashboard. You can choose between a Quick Quote (for smaller or straightforward jobs) or a Tender (for larger, more detailed projects). Follow the on-screen steps to describe the work, set a deadline, and publish.

Yes, posting projects on Tenderly is completely free for all users. There are no listing fees or commissions charged.

The more detail you provide, the better quality responses you'll receive. We recommend including:

  • A clear description of the work required
  • Location and access details
  • Any plans, drawings, or supporting documents
  • Your preferred start date and deadline
  • Budget range (optional but helpful)

Yes. You can:

  • Upload drawings, specifications, and documents
  • Share them with other parties on the job
  • Download documents submitted by others

Everything stays linked to the job for easy reference.

Contractors & Consultants

Contractors can find work in several ways:

  • Browse the open job directory
  • Express interest in jobs that match their trade
  • Submit quotes or tenders
  • Be invited directly to projects by clients

Browse open jobs in the Jobs section and select a listing that suits your trade.

From the job details page, click Express Interest. This will:

  • Unlock access to any supporting documents
  • Allow you to request a site visit
  • Enable you to ask questions or clarifications

Once you're ready, click Submit Quotation, then complete your pricing and any additional details for the client.

A subscription model for contractors has always been part of the long-term plan. However, our priority is to first ensure the platform is generating real value, helping contractors secure work and build connections, before introducing any fees.

Contractors will be given a minimum of six weeks' notice prior to any subscription being introduced. Notification will be issued via email, with full details of the available plans.

We anticipate offering multiple subscription tiers to suit different types of users, including subcontractors and smaller contractors, ensuring continued accessibility while supporting the growth of the platform.

Clients can invite contractors directly from the platform. Make sure your profile is complete and your trade categories are set correctly — this makes it easier for clients to find and invite you. You'll be notified by email and in-app when an invitation arrives.

Messaging

Tenderly includes:

  • Instant messaging between parties
  • In-app notifications
  • Job-based clarification conversations

This keeps everything in one place — no more digging through emails or WhatsApp.

Yes. Once you have expressed interest or submitted a quote on a job, the in-platform messaging system becomes available between you and that client. This keeps all project communication in one place and maintains a clear record of discussions.

Yes. Messages are only visible to the two parties involved in the conversation. Tenderly staff may access messages in exceptional circumstances (e.g. to investigate a reported dispute or safety concern), as outlined in our Privacy Policy.

Safety & Trust

Tenderly encourages contractors to complete their profiles with qualifications, insurance details, and previous work. While we carry out basic checks, we strongly recommend that clients independently verify credentials, insurance, and references before awarding any contract. Our review system also helps surface contractors with a strong track record.

No. Tenderly is a marketplace platform that facilitates introductions between clients and contractors. Any contract or agreement is solely between those two parties. We are not party to agreements, do not hold payments, and are not liable for disputes arising from work carried out. Please refer to our Terms of Service for full details.

Platform

Tenderly is currently focused on the Isle of Man construction and trades market. All projects are expected to be located on the Island. If you have a specific requirement outside this area, please get in touch to discuss your needs.

Tenderly supports a wide range of construction and property projects, including:
